There are 4 of us planning to sign a 12 month apartment lease. One of the renters does not want to live there for the summer. Typically, is she responsible for the rent or are the other 3 of us expected to split up her portion of the rent? I honestly don't know how to split this up fairly in this situation. We also pay for utilities, which I don't think she should have to pay for over the summer, but I have never rented before, so I do not know the proper way to split this. HELP ME!

I would think that everyone should pay a 4th of the rent, if one person chooses not be there half the time that should be their choice, but can't negatively impact on the other renters. Maybe let her out of the utility fees if you all agree, but in my opinion she should pay the same rent for the 12 months as the other three. If you choose to go on a month long holiday during the 12 month rent term you would also continue paying the rent, wouldn't you?
I agree that she should be responsible for her rent for the full 12 months.
You need to decide in advance if you would find it acceptable for her to sub-let her room during the time she isn't there. She may believe this is a reasonable option to cover her costs but the rest of the group may have concerns about an unknown person joining the household.
